As much as £255/week: All student accommodation set to increase in price from September 2025
University of Manchester has published the prices of its student accommodation for the year 2025-2026. All prices are set to rise in comparison to the academic year 2024-2025, the most expensive being £255/week.
Some prices are going to rise faster than others. Victoria Park student accommodation Daisy Bank Hall, leased from IQ, is going to rise from £191/week to £218/week, an increase of 13.6%.
The second highest price rise is going to be Denmark Road, an increase from £199/week to £225/week, or 13.1%. Denmark Road is also going to overtake the University’s most recently-built accommodation in price, Unsworth Park.
On the other end of the spectrum, Whitworth Park, the University’s least expensive accommodation, is going to rise by £1/week to £119/week, the smallest increase.
Manchester Gardens is going to be the most expensive student accommodation, costing £255/week from September 2025, an increase of 8.5% in comparison to 2024-2025. Manchester Gardens has just over 100 beds available and is located just off Anson Road.
Oak House is notably missing from the University’s accommodation website. This is because the Fallowfield Redevelopment Project is currently underway, after receiving permission from Manchester City Council in 2024. This will entail the demolition of Owens Park, Squirrels Bar and Oak House.
The new student accommodation on Fallowfield campus could cost as much as £235/week, making it potentially even more expensive than Unsworth Park.
Haleema, a former Chemistry student, said that when they lived in Burkhardt House in 2022-2023, they and a lot of their friends were “struggling to get by monetarily”. They also said that the increase in student accommodation prices “takes education away from the general public”. In 2022-2023, Burkhardt House was £160/week.
Colin, a third year Microbiology student, lived in Unsworth Park from 2022-2023, when it was £170/week. He said the price increase was “insane”.
ACORN found that, on average, private rents increased by 8.7% across the UK over the previous year, with average rent costing £1,332/month.
